Area increases: frontage and sprinkler

One-line orientation

The code may allow more floor area when enough building perimeter faces qualifying open space with fire access. A sprinkler system can also increase allowable area, height, and stories.

Key points

• Frontage increase — rewards open perimeter with fire-department access:
  • Driven by the portion of the building perimeter facing open space, conceptually: perimeter fronting open space or a public way at least 20 ft wide ÷ total building perimeter.
  • To qualify at all, at least 25% of the perimeter must front such open space (506.3.1); open space narrower than 20 ft counts as zero.
  • The frontage increase is capped at 0.75, or 75% of the non-sprinklered tabular area. Reaching that cap requires at least 75% of the perimeter to face open space 30 feet or wider (Table 506.3.3). With 20-foot-wide open space, the maximum is about 50%.
  • It is about access and open space, not lot size — a big lot with the building hard against a lot line earns little.
• Sprinkler increase — the broadest lever:
  • An automatic sprinkler system increases allowable area and also raises allowable height (feet) and number of stories.
  • This is why sprinklers are the single biggest move in a height/area analysis.
• Order of operations (2021 tables): read the Table 506.2 row matching the sprinkler condition (NS / S1 / SM — the sprinkler effect is baked into the table), then add the frontage increase: Aa = At + (NS × If), §506.2.
