Exterior wall ratings, opening limits, and parapets (Tables 705.5 / 705.8)

Once fire separation distance is known, check:

1. Table 705.5 — wall rating: required exterior-wall fire resistance.
2. Table 705.8 — openings: how much of the wall may be openings.
3. Parapet: commonly required for a rated wall, though exceptions apply.

Key points

• Closer to the line = higher required wall rating. Table 705.5 ties the fire-resistance rating of the exterior wall to the measured fire separation distance (with construction type and occupancy).
• Closer to the line = smaller / more protected openings. Table 705.8 governs the maximum area of exterior wall openings based on proximity to lot lines or adjacent structures. Very close walls may allow almost no openings; far-enough walls may allow unlimited openings.
• Openings are limited two ways: by area (how much of the wall can be open) and by protection (whether the opening must be a fire-rated assembly). Both tighten as FSD shrinks.
• Parapets: required where the exterior wall must be fire-resistance rated — the parapet carries the rated wall above the roof so fire can’t spread over the top.
• Parapet exceptions exist: notably when the roof assembly is non-combustible or has a 2-hour fire-resistance rating, the parapet may be omitted (plus other code-listed exceptions). A rated wall does not automatically mean a parapet is mandatory.
